A homeowner from Houston, TX recently contacted us to have his beautiful natural stone floor restored. His wife wasn't happy with the current state of the floor and greatly disliked the rundown appearance of the grout. Since the client's wife was going away for vacations with the family, he decided to plan a surprise for her.

After doing some research online, he learned the current state of the grout lines was the result of improper maintenance. Grout should be kept sealed to preserve it. That's when he knew he needed professional help. With only four more days until his wife returned home, he needed the help of reputable grout sealing experts in Houston, TX to get the job done. Fortunately, after searching for a local restoration company, he found our website within the top results. After browsing the website and seeing the jobs we had previously carried out, he called to schedule an appointment for the following day.

The next day, we arrived at the customer's home to assess the natural stone floor. After a thorough inspection of the tiles and grout lines, we understood why the client thought the surface needed to be restored. The tiles had acquired a much darker tone, and the grout lines were in awful condition. These issues stemmed from the daily wear and tear caused by heavy foot traffic. On top of that, the grout hadn't been sealed in months, causing it to absorb all kinds of harmful external agents.

As part of the evaluation, we asked the client some questions about the cleaning routine and products he and his family regularly used on the floor. The homeowner showed us the products and explained he would use them to clean the floor once a week. Upon checking them, we learned they were mostly acidic products. These store-bought cleaners likely ate away at the grout lines and caused them to deteriorate even further.

Even though the floor was significantly damaged, it wasn't anything we couldn't solve. Concerned, the client asked us if we could get the job done prior to the arrival of his wife. We assured him we could fit our restoration procedure within the available schedule. To restore the floor and prevent future problems, we would perform a thorough grout cleaning and sealing procedure. To seal the grout lines we would use our proprietary sealant, ColorSeal. After hearing that, the homeowner felt confident in our ability to restore the floor, so he decided to leave everything in our hands.

We returned the next day to clean and seal the client's floor. We began the cleaning process by soaking the entire surface with a pH-neutral cleaner that is safe for tile and grout. This cleaner also contains enhanced properties that help inhibit the growth of bacteria, fungi, mold and microorganisms. After we let the cleaner sit for a few minutes, we used a high-speed scrubber to remove the grimy film from the tiles and grout lines. We also steam cleaned the floor to eliminate the most embedded dirt.

After we finished cleaning the floor, we closely inspected the state of the grout lines before we started the sealing procedure. Despite its initial appearance, the floor's grout hadn't been compromised and didn't need repairs. Next, we carefully began applying our flagship sealant, ColorSeal, over the grout lines. ColorSeal is a non-porous sealant specially designed to protect grout from water, stains, mold, and mildew. Together with proper maintenance, this sealant can help preserve the grout lines for a long time. It also comes in any desired color. The client chose a lighter tone to to make the tiles stand out more.

When we finished the job, we let the homeowner see the results. He was amazed by the brand-new appearance of his floor. He thanked us and said he would definitely call back to tell us about his wife's reaction to the restoration procedure. A couple of days later, the client told us over the phone his wife and family loved the surprise. He also said we had truly exceeded his expectations. He was thrilled we were able to fit his schedule and deliver outstanding results. He promised to recommend our services and call back for maintenance.

Before the customer hung up the phone, we reminded him to follow the tips we gave him to ensure the floor remained in good condition. First, we advised him to steer away from acidic cleaners and to use a pH-neutral cleaner like Sir Grout's Natural Hard Surface Cleaner instead. Unlike other products, our cleaner won't damage natural stone and grout. We also recommended wiping away any spills as soon as they happened. Some substances can react negatively when they come into contact with stone tile, so it's best to clean the surface right away. To dry the surface, we suggested using a towel or a terry cloth to prevent scratches and leftover moisture.
